Villas in the Peloponnese: what to actually look for

The Peloponnese has a lot of houses to rent and very little reliable information about them. Here is what is worth asking.

The nine questions

1. Which way does it face? On this coast, west. The sun sets over the Messenian Gulf and a west-facing terrace is where you will actually spend the evenings. An east-facing house on the same hillside is a different holiday.

2. How long is the drive to a shop, in minutes? Not the distance. Mani roads take roughly twice as long as the map suggests, and a house 6km from a supermarket can be 20 minutes from it.

3. Is the pool heated? In April and October the air is fine and the water is not. A heated pool genuinely extends the usable season by about two months at each end, and on this peninsula that is the difference between the best months and the busy ones.

4. Does the air conditioning also heat? Heat pumps do both. In April, October and November you will want the heating far more than you expect.

5. What is the road up to it like? Many Mani houses sit above the coast on tracks. Ask directly whether a normal hire car manages it, because the answer is sometimes no.

6. Is there shade? Not a parasol. Actual built or planted shade. Between noon and five in July this decides whether the outside of the house is usable.

7. What is the water arrangement? This is limestone that does not hold surface water, and villages have historically depended on cisterns. Ask how the house is supplied, particularly in August.

8. Is anybody there? Not staff in the resort sense, but somebody local who answers the phone. In a region where 92 per cent of eating places publish nothing, a person who can tell you what is open tonight is the most valuable amenity available.

9. What is nearby that is open out of season? In April and October the question is never the weather. It is what is trading.

What we are not going to tell you

What a villa costs. Rental pricing moves by property, week, agent and year, and this site used to publish weekly rates and percentage premiums that nobody had measured. They have been removed and they are not coming back. Get quotes for your actual dates and compare those.

The thing that is specific to this peninsula

Almost everything you might want to book near your house cannot be booked. We measured it: the Mani has 206 mapped eating and drinking places and 17 websites between them, on 24 August 2026.

So the house matters more here than it would in Tuscany or Mallorca, because you will eat at it more often than you planned to and you will use its terrace more than you expect. Buy the terrace and the kitchen, not the number of bedrooms.

Where to look

Start with the Peloponnese generally for which part of the peninsula you want, because that decides more than the house does. And the house we use ourselves above Kalamitsi bay is answered against all nine questions above, which is the least any listing should do.
