Consistently rated the best beach in the world, its 12 miles of powder-white sand and impossibly turquoise water deliver on a promise that most Caribbean islands only make in their marketing. The luxury villa market here has grown around that singular asset.

The villa market is concentrated on Providenciales ("Provo"), with Grace Bay and the Leeward area commanding premium rates. Contemporary beachfront villas with private pools run GBP 8,000-25,000/week. The style is modern Caribbean - clean lines, indoor-outdoor living, and floor-to-ceiling glass framing the ocean. Less historic character than Barbados, but the design quality is high.

Turks & Caicos is quieter than St Barts, less developed than Barbados, and more exclusively beach-focused than either. It suits guests who want privacy, water sports, and a genuinely relaxed pace. Providenciales International Airport (PLS) receives direct flights from New York (JFK, 3.5 hours), Miami (3 hours), Toronto, and London Gatwick (seasonal, 9 hours). The airport is small but efficient. Transfers to Grace Bay take 15-20 minutes. Private aviation uses the same airport with FBO services. Inter-island flights connect to the quieter islands (North Caicos, South Caicos) in 15-25 minutes.

Long Bay Beach on the south side of Provo is where the next generation of luxury villas is being built. It lacks Grace Bay's perfect calm water (it's windier, which makes it superb for kiteboarding), but the villas are newer, the beach is emptier, and rates are 20-30% less than equivalent Grace Bay frontage. The trade-off is a 15-minute drive to Grace Bay's restaurants.
