The Leeward community on Providenciales' northeast tip is the quieter, residential alternative to Grace Bay's resort strip. Villa Leeward sits on a deep-water canal with a dock large enough for a 40-foot vessel. The property comes with a 32-foot Yellowfin centre console and an experienced captain for bonefishing on the flats or deep-sea fishing in the Turks Island Passage. Four bedroom suites open onto the canal-side pool deck. Leeward is where Providenciales' permanent residents and long-term visitors choose to live. The canal-fronted community occupies the island's northeast tip, separated from the resort strip of Grace Bay by a quieter stretch of coastline. The canals provide deep-water access to the open sea, and many properties have their own docks - a setup that makes Leeward the obvious choice for fishing enthusiasts, divers, and anyone who wants a boat at their back door. The 32-foot Yellowfin centre console is the villa's standout feature. This is not a decorative tender - it is a serious fishing platform, equipped with outriggers, a live bait well, GPS with fish-finding sonar, and enough range to reach the Turks Island Passage, where the deep water between Providenciales and Grand Turk harbours marlin, wahoo, and yellowfin tuna. The captain has fished these waters for 20 years and knows the seasonal patterns intimately. For bonefishing, the boat runs to the flats off North Caicos or the shallows around Mangrove Cay, where bonefish in the 5 to 8 pound range are common. Four bedroom suites are arranged in a single-storey layout facing the canal. The design is straightforward: each suite has glass doors opening onto the pool deck, an ensuite bathroom, and a view of the canal and the dock. The master suite is slightly larger, with a walk-in closet and a soaking tub in addition to the walk-in shower. The open-plan living area connects to a covered outdoor lounge and the pool deck, which runs the full length of the canal-side elevation. The canal-side pool deck is where most daytime activity centres. The pool is a 15-metre rectangle oriented parallel to the canal, with a sun shelf at one end and a swim-up bar at the other. Teak loungers are arranged along the deck, and a covered dining area with a built-in grill handles outdoor meals. The view is of the canal, the dock, and the Yellowfin - a reminder of the next morning's potential. Grace Bay's restaurants are a 10-minute drive along the coast road. The island's best dive sites - the barrier reef, the wall, and the French Cay marine park - are accessible by boat from the villa's dock. The captain can combine a morning fishing trip with an afternoon snorkelling stop at the reef, returning to the dock by late afternoon.
