Villa Sant Josep

Villa Sant Josep occupies the highest residential plot in the hills above Sant Josep de sa Talaia, Ibiza's largest municipality and its least developed. The 6,000-square-metre grounds contain the main house, a separate guest cottage, a tennis court, and terraced gardens that descend through almond and carob trees to a 20-metre pool positioned at the edge of a natural escarpment. From the pool deck, the view extends south across the Salinas salt flats to Formentera and west to the rocky silhouettes of Vedranell and Es Vedra. The main house was designed by a Mallorcan architect in 2018 using a palette of local sandstone, reclaimed olive wood, and polished concrete. The ground floor flows as a single open space: kitchen, dining, and living areas connected by the same honed concrete floor and separated only by changes in ceiling height. The kitchen island, carved from a single block of Santanyi stone, seats eight and doubles as the social centre of the house. Full-height glass doors on three sides retract into wall cavities, converting the ground floor into a covered terrace during the warmer months. Upstairs, four bedroom suites each have their own bathroom with a rainfall shower and a freestanding tub. The master suite occupies the entire eastern wing, with a walk-in wardrobe, a private terrace, and views over the almond groves to the sea. The guest cottage, a 50-metre walk through the garden, contains two additional bedrooms sharing a living room and kitchenette - ideal for older children, a nanny, or guests who prefer independence. The tennis court is one of only a handful on private properties in Ibiza. It sits on the lower terrace, screened by mature olive trees, and is floodlit for evening play. A covered barbecue area beside the court includes a wood-fired grill and a shaded dining table for 12. Sant Josep village, a 10-minute drive downhill, retains a quiet authenticity that the island's more famous towns have lost. The village square has two restaurants, a bakery, and a small supermarket. Cala Jondal and its beach clubs are 15 minutes south; Ibiza town is 20 minutes east along the C-731.
