Villa Flamands

One of the very few villas on St Barts with genuine beachfront access, Villa Flamands sits directly on the sand at the western end of Flamands Beach. The property's stone-walled garden opens onto the beach through a gate, eliminating the hill climbs and car journeys that define most St Barts villa experiences. The layout is single-storey, designed around a central courtyard with a saltwater pool. Beachfront on St Barts is genuinely rare. The island's topography - steep volcanic hills dropping to small bays - means that most villas sit on hillsides with views down to the water. Villa Flamands is one of perhaps a dozen properties on the island with direct sand access, and its position at the western end of Flamands Beach is arguably the best: quieter than the centre, facing the sunset, and sheltered from the prevailing easterly wind by the hillside behind. The single-storey design was a deliberate choice in a market where most new builds maximise square footage by building upward. Keeping everything on one level means no stairs, no lifts, and a relationship with the garden and the beach that feels continuous. Open the bedroom door, walk through the courtyard garden, pass the pool, unlatch the beach gate, and your feet are in the sand. The total distance is perhaps 30 metres. Five bedrooms radiate from the central courtyard, each with its own portion of the garden visible through floor-to-ceiling glass. The master bedroom occupies the beachfront corner, with the sound of waves audible through open windows. Three bedrooms face the courtyard and pool; one faces the garden at the rear. All have ensuite bathrooms with double vanities and indoor-outdoor shower configurations. The saltwater pool in the central courtyard is surrounded by smooth coral stone paving and planted with coconut palms and travellers' palms. Pool water is kept cooler than a heated pool - around 26 degrees - which provides genuine refreshment in the Caribbean heat rather than the warm-bath sensation of heated pools. Flamands Beach itself is one of St Barts' longest stretches of sand and one of the best for swimming. The water is calm, the sand is fine and white, and the beach is rarely crowded even in high season. A handful of beach restaurants at the centre of the bay provide casual lunch options. The property's concierge arranges provisioning, restaurant bookings, and day trips to the uninhabited islands of Fourchue and Colombier by private boat. Gustavia is eight minutes' drive along the coast road.
